How to Select Furniture for Virtual Staging

When you virtually stage with us we give you the option of selecting pre-packaged sets from our furniture library or leaving that up to us.

To help you along, our furniture library is organized into sets. We’ve created matching living rooms, bedrooms, dining rooms and more so you don’t have to pick each furniture piece.

Choosing furniture or leaving that up to us is an important choice. Here are some tips on how to choose.

Choose your own furniture if…

• There’s a specific style you have in mind.
• You saw a style you liked on our furniture page.
• You, your client, homeowner, or colleagues… have a discerning eye or will be very involved in reviewing the final photos.

Have us choose furniture if…

• You only have a general style in mind such as modern or traditional.
• You’re unsure of the differences between modern or traditional.
• You’ll be making the final decision on the photos.

Changing furniture styles once a photo is complete usually means redoing the entire photo. This can be very time consuming for our designers and for you so we recommend getting consensus from all parties involved on the project before deciding on a style.

Great design doesn’t happen by committee.

Try to avoid having too many people involved in a project. Remind everyone that the goal of virtual staging is to sell the home (or rent) as opposed to decorating for personal preferences. Design can be very subjective and having multiple opinions can take the design in an unproductive direction. Not to mention, the more people involved in a project, the longer it takes to complete.

Choosing a style

We like to select a style based on the architecture of the home and the target market. The four most common styles used today are Contemporary, Modern, Traditional and Transitional. We’ll cover each of those below.

Contemporary

Modern and contemporary styles are often confused. Both styles tend to be simple, uncluttered with clean lines.

Contemporary style including those that are more minimalistic tend to feel more cold, bold and stark. This design style may also focus more on form rather than function. Contemporary design tends to go well with homes that have exposed structural elements such as concrete and exposed beams and involve reflective shiny surfaces such as stainless steel and gloss finishes.

In contemporary styles you’ll find…

• Strong visible lines.
• Use of bold colors and geometric shapes.
• Neutrals, black and white as the main colors with bright and bold accents.

Modern

Our most popular style is modern. The word “modern” is one of the most misused phrases in decorating, often confused with contemporary style. Modern style is a perfect choice for those who like simple, updated, uncluttered looks with clean lines.

Modern style works great in almost all homes but it works particularly well in homes that accentuate structural elements such as concrete floors and exposed beams.

In modern styles you’ll find…

• Low furnishings
• Clean horizontal lines
• The use of natural materials such as unpainted wood, metals and leather
  Monochromatic colors (think white-washed, greys and whites)

Traditional

Traditional styling is comfortable and classic. It is often used when targeting a demographic that may have grown up in a home with this style. Traditional furnishings can sometimes feel outdated but when done well can make a home feel comfortable, familiar and elegant.

Traditional style works well in homes with more ornate details such as crown or chair rail molding. The kitchen cabinets and walls are often various shades of brown or beige and more detailed.

In traditional styles you’ll find…

• Upholstered furniture
• Edges are soft and smooth with gentle curves.
• Fabrics can be floral, plain colors, muted plaids, striped and patterned.
• Colors are often mid-range tones with browns, beiges and hunter greens.

Transitional

The transitional style combines qualities from both traditional and modern styles. This style is great for those who find traditional furniture too old fashioned and modern too cold and lacking warmth.

Because transitional style is never overly dramatic it can work well in almost every home and can help give a traditional home a more updated, approachable look.

In transitional styles you’ll find…

• Simple and sophisticated lines.
• Less ornate than what you’ll find in traditional styles
• Medium scale, neither too low or too large
• Subdued colors, wood finishes and upholstery fabrics
• Slightly less formal than traditional
